Mold needs moisture, an organic food source and time. Buildings supply the food source by default, so moisture and time are the only variables you control — and the window is roughly 24 to 48 hours.
Remediation is not just removal
Scrubbing visible growth off a surface treats the symptom. If the moisture source is still there, it returns, usually within weeks. Proper remediation is four things in order:
- Containment — sealing the work area under negative pressure so demolition does not distribute spores through the rest of the building.
- Removal — taking out colonised porous material. Drywall, insulation and carpet that have grown mold do not get cleaned; they get replaced.
- Cleaning — HEPA vacuuming and antimicrobial treatment of the non-porous structure that stays.
- Moisture correction — fixing the leak, the condensation, the drainage or the ventilation that caused it. Without this the other three steps are temporary.
Where it hides
Behind bath and kitchen cabinets, inside wall cavities below a slow supply leak, under flooring that was dried too fast on the surface, in crawl spaces, and around HVAC condensate lines. A musty smell with no visible growth almost always means growth somewhere you cannot see.
On testing
We will tell you plainly: if you can see it and smell it, a test mostly confirms what is already obvious and adds cost. Testing earns its keep when the source is genuinely unclear, when a sale or dispute needs documentation, or to verify clearance after remediation. For that work we recommend an independent hygienist, because the party doing the removal should not also be grading its own result.
